What is an Occupancy Verification?

Mortgage lenders require updates on properties to ensure they are maintained and occupied. The key objectives of the property inspection include:

• Verifying property occupancy.
• Assessing the general condition of the property using a mobile application.

Most inspections focus on the exterior, with only 10% necessitating interior photos when the property is vacant.

Responsibilities

• Conduct inspections that typically last 5-6 minutes.
• Complete each inspection within 4 days of assignment.
• Document general property conditions and determine occupancy status based on established industry standards.
• Capture 9 or more photos of the property along with brief commentary.
• Fill out a concise form using a dedicated application.
• Drive extensively while making multiple stops within your designated territory.

Requirements

• Access to a computer with internet connectivity.
• Reliable vehicle (ideally with good fuel efficiency, as expenses for gas will be your responsibility).
• A smartphone (either Android or iPhone).
• A printer.
• Ability to pass a standard background check with a valid driver's license.

Compensation and Hours

This is a 1099 Independent Contractor position with each inspection offering a flat rate. Compensation varies by county and number of inspections performed, with the potential to earn between $30 and $40 per hour. Depending on your county's urban or rural classification, expect to complete between 20 and 500 inspections monthly, working approximately 2 to 30 hours per week.

Counties with lower inspection volumes tend to offer higher rates, while those with higher volumes have lower rates. There is no guaranteed number of inspections each month, but the workflow is consistent.

As you establish your reputation, increase your availability for inspections, or expand your coverage area, you can enhance your earnings.

Please note that there is no additional mileage reimbursement beyond the flat fee per inspection.
